REAL ESTATE: Somewhere in Europe

It’s 5.30 am somewhere on a riverboat in Europe and I’m freaking out because I’m late with this month’s article. I’m alone on the back of a boat. A guy yesterday asked if I was still dumb enough to be working rather than retired. I didn’t reply but I later asked myself the same question. The answer I got was that after almost ½ century in real estate I still don’t have the business figured out and that’s still exciting. How can I help people succeed at the Art of Real estate? Real estate is an industry that gives rich or poor the opportunity to be richer or poorer. For me it’s still fun.

Since real estate moves in cycles, I believe the current up cycle is reaching a peak. In many of the world’s cities these  peaks have become bubbles. Bubbles don’t deflate, they burst. Down cycles create lots of opportunities in real estate. Properties become more affordable, marginal real estate agents and brokers leave the business and the whole economy seems to take a deep breath and relax.  Enough about world economy.

Our beach economy is hyper local. I believe that our local market can do well during the upcoming downturn.

I have 3 goals for our 17 little Pinellas beach towns during the next few years:

  1. Create and maintain neighborhood real estate offices specific to each town.
  2. Promote real estate auctions to help sellers’ market more effectively.
  3. Build affordable “cookie cutter” beach cottages to modernize the old barrier island structures and provide greater equity for their owners.

With these three goals in mind, I can have fun and help a lot of people actually prosper.

Our Florida economy is stronger than most other states. With no State income tax, low real estate prices compared to other resort areas, high rental returns, an older population wanting to get out of the cold and older homes needing rehab I’m very optimistic about the future of our state generally but our barrier island towns specifically.

It’s a good time to considering selling. Inventory is increasing. The laws of supply and demand are kicking in.
