Always wanting to understand how homes were constructed, he became mesmerized when watching builders and scores of workers up north turn a vacant lot into a home for families. Then moving to Florida to attend college, and after receiving an economics degree from the University of Florida in 1970, Tom began his homebuilding career in Pasco County with absolutely no capital, yet a very strong desire to become a successful builder. During the first 6 years of his career, he also joined the US Seabee Reserves, the construction battalion of the US Navy. All of that experience, and dedication to quality construction, led to GHD Construction Services, Inc. becoming one of the most successful construction companies along the Pinellas County beaches.
GHD Construction Services, Inc. has constructed over 6,500 quality homes for families in Florida since 1971. What began 48 years ago in Pasco County is being continued under the leadership of a second generation, with Tom’s son Brian at the helm. Brian also attended and graduated from UF with a finance degree, and has steadily and conservatively grown GHD over the past few years. Aside from the GHD homes along the Pinellas beaches, under Brian’s leadership GHD has become one of the largest producers of quality affordable apartments in the state of Florida, serving veterans and lesser income Americans. Providing safe and sanitary housing for families in need is an integral part of GHD’s business plan to give back to those that served our great nation.
GHD Construction Services, Inc. is now branded as “GHD Coastal Homes” for our new waterfront home designs. In visiting the GHD model home, customers realize the Key West theme that resonates so well for our beach communities. Due to the volume of construction that GHD produces annually, and all the lessons learned from providing affordable housing, it became evident that quality affordable housing can be achieved for all price points of residential homes. With that in mind, GHD has developed home designs for the Pinellas beaches that do not break the budget of those wanting a new home, either on the water or an interior lot in the Pinellas beach communities. GHD customers range from snowbirds now deciding to own a new home in Florida as a second home, to the many that already own homes here, but want a replacement upgrade on their existing home. For those families, GHD provides all the services necessary to demo their existing home, and work with designing a new home that fits their budget, then permitting and constructing their new home. GHD prides itself in being a “One Stop ConstructionCompany,” providing architectural services, permitting, design, and home construction, from start to finish, for customers to realize the enjoyment of a new Florida home with all of today’s bells & whistles.
A common fallacy is that there are no available lots along the Pinellas beaches. There are literally hundreds of lots available today, either vacant or having dilapidated homes ready to be torn down. The sales team at the GHD model home will assist each customer with available lot inventory in the beach community of their choice. Also somewhat of a misunderstanding is that a new home has to “break the bank” as a customer “spends” their capital. The reality is that a new Florida home is actually an “investment” with the historic reality of a very good financial return down the road when the decision to sell is made. The construction industry in Florida is experiencing about a 10% annual increase in new home costs, and it is reported that single family home sales in Indian Rocks Beach in 2018 increased a staggering 23%. Northerners are leaving the high taxed states in record numbers for lower living costs, not to mention being tired of shoveling snow! Owning a new maintenance-free, energy-efficient home with hurricane windows, and of course raised above FEMA elevations to protect against a possible hurricane, has attractedthe attention of many families here today.
A few additional specifics should be mentioned that are provided in a new GHD home today. The majority of the GHD customers have commented on the additional design features in a GHD home. Taller ceilings can transform space, millwork helps define an area with open floor plans, and designer items including wallpaper and designer colors make a great difference. Add that to today’s technology of video intercom doorbells, smartphones that open/close garage and doors, control lighting and air conditioning at your fingertips, are a vast improvement over the homes built many decades ago.
GHD Coastal Homes invites anyone to visit our “Key West” design furnished home at 239 144th Ave, Madeira Beach.
