Hurricane Irma & How It Affected the Pinellas County Real Estate

Real Estate All Bets Are Off by Jim “Property Wizard” Beggins, Broker, Century 21 Beggins Enterprises
Advice for beach sellers was to sell now near the top of the market, rent or lease option and wait for prices to come down before buying. In the aftermath of 2 major hurricanes, all bets are off for our Pinellas beach real estate market.
Our government has opened the coffers again with relief money and will most likely wait to raise interest rates, opening the flood gates (no pun intended) for the construction industry. Tens of thousands of destroyed or damaged homes further decrease the inventory of saleable properties and will increase prices…supply and demand.
If you live on our barrier islands, you may want to look into building a new, net zero energy ready, hurricane resistant home to live in or to increase your equity when you want to sell. Go to beachlifeprop.com to see our affordable option. We’re not yet ready to build on your lot but that’s coming. If you own your current beach property without a mortgage you can obtain 100% financing to build a new home on your lot. Since 75% of all single family barrier island homes are not FEMA compliant, a new home will drastically decrease flood insurance premiums while increasing your equity by adding it to the 25% of built up homes. Go to C21wizard.com and watch my webinar “ALL BET’S ARE OFF” to check options, or contact me for advice on your personal situation.
If you want to get an approximate sales price of your home, go to  www.Propertywizard.us. If you want a complementary real time value Strategic Pricing Analysis “SPA”. This 1-page personal analysis compares your property with 15 like properties, showing what buyers will most likely pay for your home. We’ll take a quick look at your home and show you what buyers CAN PAY, DID PAY AND REFUSED TO PAY for homes similar to yours. You can’t find this on the internet because it does not yet see all your home’s features, improvements and your personal motivations.
Our weekly “REAL BEACH TALKS” address any barrier Island concerns of sellers, buyers, renters, visitors and agents. Now you can join us online each Tues. from 4-5PM or come in person to 5050 Gulf Blvd. in St. Pete Beach. Go to C21wizard.com (no log in required). Send me any questions or concerns you may have about our barrier islands in which you would like addressed.
