Baby Boomers….. It’s Time In The Pinellas County Beaches!

Pinellas County has the most beautiful beaches in the state, the #1 ranked world class international airport, professional sports teams, multiple performing arts centers, and….. the lowest cost of beach  properties in the state! In the 1950’s we witnessed the growth of Miami and the Gold Coast, in part due to the emergence of television and the Jackie Gleason show. Real estate prices skyrocketed. Then across the state in Naples, real estate prices seemingly doubled overnight. Sarasota’s Gulf Coast residential costs quickly followed, and along with the high real estate pricing, so did unbearable traffic. Then the Emerald Coast of Florida in the panhandle sprouted towns like Destin, Seaside and Watercolor, with extremely high housing costs. All of this is great for the 1% folks, but what about the upper middle income retirees that prudently saved money as well as spendable income in 401K’s, that want a great place to retire that they can afford?

That leaves us with Pinellas County! I suggest that the City of St. Petersburg is the absolute best urban area in Florida. What has emerged in downtown St Petersburg with the Dali Museum, Sundial Center, and the transformation of Beach Drive restaurants and waterfront is a tribute to our area. Living along the beach communities just minutes away from there is an ideal location. Prices here are the most attractive in the state in the beach communities of St Pete Beach, Madeira Beach, Indian Rocks Beach, and all of the other beach communities in Pinellas. Buyers don’t have to pay $1,000,000 – $3,000,000 for a waterfront lot as is the case in other coastal areas of the state. Beautiful waterfront lots (or older home teardowns) are priced about $400,000 on the intercoastal, and water view lots about a third of that. Add a brand new energy efficient home constructed above the flood plain, 2016 designs and amenities, with all hurricane standards with home prices starting around $250,000, and you have a great investment as well as the best location in Florida to live. These prices will greatly escalate as the Baby Boomers find this hidden treasure in west central Florida. An opportunity awaits, but how long will these fair market prices last in the last area of Florida that has all the amenities, and still affordable prices? “Buy Low, Sell High” is the motto that successfully created wealth for many families along the other Florida coast communities, and no doubt the Pinellas Coast will also prove that motto to be true here in our area.
